We can often pay more than a cash offer. Here's the honest reason why.
A cash buyer has to discount your price, because their money is expensive and they need the spread on day one. When we structure a purchase on terms — seller financing, or taking over the existing loan — we are not fighting a hard-money interest rate, so more of the purchase price can go to you instead of to a lender.
Terms are not right for every seller. If you need every dollar at the closing table, a cash number is the honest answer and we will give you one. But if you are open to being paid over time, the total number is usually bigger. We will show you both and let you pick.
Terms deals involve real tradeoffs. Being paid over time means delayed proceeds and added legal, tax and default risk compared with a lump sum at closing. We will walk you through those tradeoffs before you sign anything, and we will tell you to have your own attorney review the documents. Anyone who won't tell you that is not being straight with you.
