The difference that matters

Most people who send you a "we buy houses" letter are not buyers.

They are looking for a contract they can sell to somebody else. That's why the number moves, why the closing slips, and why an inspector you never met shows up with another investor.

Cash, as-is

One number, no repairs, no showings, no financing contingency. You pick the closing date. This is the fastest and simplest path, and it is priced accordingly — a cash offer is always below retail, and any buyer who tells you otherwise is lying to you.

Best when: you need certainty and speed, or the house needs work you don't want to do.

B

Terms — seller finance, subject-to, or a wrap

You get paid over time instead of all at once, and because we aren't paying a lender for the money, the total number is usually meaningfully higher than a cash offer. This is the path most people have never had explained to them.

Best when: you have low or no equity, an existing low-rate loan, or you'd rather have monthly income than a lump sum.

List it on the open market

If your house is in good shape and you can wait sixty to ninety days, the open market will usually beat any investor offer including ours. We'll tell you that plainly and point you to an agent.

Best when: the house shows well, you have equity, and time isn't the problem.

About terms deals, honestly: structured purchases involve delayed payments and added legal, tax and default risk compared with cash at closing, and the details genuinely matter. If your loan has a due-on-sale clause, that has to be discussed openly rather than glossed over.   1. An owner calls you — same day or next business day

  2. We ask you about six things

    The address, roughly what shape the house is in, whether there's a loan on it and roughly what's owed, whether anyone's living in it, your timeline, and what you're actually trying to accomplish. That's the whole first call — usually under fifteen minutes.

  3. We look at it, on paper and usually in person

    We pull comparable sales and, if it's local to us, we come see it. If it's not a fit, this is where we tell you no — clearly, and with the reason.

  4. You get options in writing

    Typically a cash number and at least one terms structure side by side, with the real monthly figures, so you can compare them instead of guessing.

  5. You decide, on your clock

    Take it to your attorney. Take it to your family. We are not going to pressure you with an offer that expires tonight, because that tactic is for people who need you to not think about it.
