Rent payment options, the cleaning schedule, house notices and maintenance requests — everything current residents need in one place.
Enter your house code
Your code was in your move-in email. Lost it? Text (325) 423-3113 and we'll send it again.
This code keeps the page out of search results and off the public site. It is a shared house code, not a personal login — so nothing private lives behind it. Anything about your specific lease, balance or payment history, call us for.
How to pay your rent
Weekly residents pay every Tuesday. Biweekly is every other Tuesday, and monthly is on the date in your lease. Rent is delinquent the day after it's due, and the late fee is $45 once you're more than two days past.
| Accepted | Cash · Zelle · Direct deposit |
|---|---|
| Weekly | $155, every Tuesday |
| Biweekly | $310 |
| Monthly | $620 |
| Late fee | $45 after 2 days |
Going to be late? Tell us before the due date, not after. We're far more flexible with people who call early than with people who go quiet.
Scam warning: never send rent to an account or phone number you weren't given directly by Ryan or Jason. If you get a message saying the payment details changed, call (325) 423-3113 and confirm first. We will never ask you to pay by gift card, crypto, or a payment app you haven't used with us before.
The chore rotation
One assignment per resident per week, and it rotates so nobody is stuck with the same job. The current month's schedule is posted in the house with your name and your week on it.
- Kitchen — sweep and mop, wipe counters, clean the sink, wipe the stove and burners
- Living room — sweep and mop, tidy the shared seating
- Hallways & trash — sweep and mop, plus the bins (below)
- Bathroom — sweep and mop, scrub the toilet, wipe sink, mirror and surfaces
| Bins out — recycling | Blue, Monday morning |
|---|---|
| Bins out — trash | Black, Wednesday morning |
| Inspection | Sundays by 8:00 PM |
| Manager review | Monday mornings |
| Missed week | $30 fee |
Cleaning supplies are provided — you don't buy them. Trading weeks with a housemate is fine. If you'd genuinely rather pay the $30 than clean, that's allowed, but call (325) 423-3113 in advance so the house isn't left guessing.
Your own bedroom is yours to keep however you want. Nobody inspects it.
Submit a maintenance request.
Send it here any time, day or night, and it goes straight to us. You do not need to apologize for reporting something — a small leak reported today is a cheap repair, and the same leak in three months is a floor.
If it's an emergency — gas smell, active flooding, no heat in a freeze, fire, or anything unsafe — do not use this form. Call (325) 423-3113 immediately. If it's a gas leak or a fire, get out of the house and call 911 first.
Current notices for our houses.
Anything time-sensitive — a scheduled repair, a utility shutoff, a seasonal reminder — gets posted here and texted to the house.
No active notices
Nothing needs your attention right now. When something does, it'll be here and you'll get a text about it — we don't rely on you checking a webpage.
The short version of the house standards.
Shared space
Dishes and counters within about three hours of using them. Nothing personal left in the common areas overnight. No smoking or vaping indoors or in the shared spaces.
Guests and noise
Keep it reasonable at night — people here work early. Guests are welcome, but overnight and extended stays need our approval first, and no unapproved gatherings.
Report it within 24 hours
Damage or anything broken, tell us inside a day — that's in your agreement, and it's how a cheap fix stays cheap. Trouble with a housemate goes to us too; don't manage it yourself.
Your signed lease and house agreement are the actual governing documents — this is a plain-English summary, not a replacement for them.
